The new FedEx Ground facility was constructed in three phases due to the scope of the remediation and demolition of the existing building and site elements. Demolition of the existing 280,000 sq. ft. manufacturing facility, including the parking lots, was accomplished to make room for the new 162,095 sq. ft. single-story building.

To prepare the site, over 100,000 cubic yards of dirt had to be moved. Two large modular retaining walls had to be constructed to tabletop the site to keep the new facility at one elevation. The MSD review and approval process took over 10 months and included rework of existing utilities and storm water detention.

This FedEx Ground facility is a concrete tilt-wall, steel joist and joist girders construction with a bult-up roof. To allow for drive-in loading and unloading, sloping floors to interior trench drains were built. The design includes 57 loading docks, 13 drive-in doors andd 115 tractor-trailer staging spaces.

Facility enhancements include a vehicle maintenance building and a separate guardhouse. Except for the 251 parking spaces, the lot is completely enclosed by fencing. Accommodations for a future building expansion of 24,000 sq. ft. and additional tractor/trailer parking with 78 future car parking spaces was included in the overall design.

Offsite improvements involved changes to the intersection at Woodson and Pennell, in which the existing traffic signals and loop detectors needed to be relocated to accommodate widening of the intersection.
